In Malibu, you find that the mountains come down to meet the sea. At Big Rock Beach, the space between ocean and mountains is very narrow, with high steep cliffs on the land side and narrow rocky beach on the ocean side. In a few places, there are land side homes or apartment buildings. A mix of single-family and multi-family residences line the rocky and wet beaches. For the most part, the residences are on narrow lots and are both single and multi story construction with varied architectural styles.
Homes at Big Rock Beach line Pacific Coast Highway and sit on pilings over the shore, with priceless views and intimate proximity to the water. Homes at Big Rock Beach line Pacific Coast Highway and sit on pilings over the shore, with priceless views and intimate proximity to the water.
There is almost no separation of Pacific Coast Highway from these properties. Residents park on Pacific Coast Highway or in road level garages if the property provides one. There is considerable noise from the busy highway. During rush hours, it can be difficult or dangerous to enter or leave these parking spots. Crossing the road is hazardous as well.
The steep bluffs across Pacific Coast Highway from the houses are unstable and often slide in wet weather. Pacific Coast Highway has been closed by such slides repeatedly and, in some cases, large rocks have rolled across the road and have damaged homes.
Offsetting the problems is the incredible beauty of the settings. The homes are set on elaborate pilings reaching right over the ocean. Inside, the sound of the surf is constant and soothing. The view from window or deck can only be called surreal!
